Why doctors borrow on better terms than other professionals

Medical practice income is unusually stable and unusually recession-resistant, and the qualification cannot be lost to a business downturn. Lenders have decades of portfolio data showing that default rates on doctor lending run well below general unsecured business lending, and they price accordingly.

Quantum is driven by qualification tier and vintage rather than by turnover alone. A super-specialist with a DM or MCh and ten years of practice will be offered several times what a fresh graduate can access, even on similar declared income. Post-graduate specialists sit comfortably between the two.

The distinction that matters most in practice is between a professional loan and a business loan. If you are borrowing for personal or practice-establishment purposes, the professional-loan route is faster and lighter. If you are building a nursing home or buying a CT scanner, a secured facility against the property or the equipment will be materially cheaper — see hospital construction and medical equipment finance.

Rates below the mid-teens depend on a clean credit record. A CIBIL score above 750 and no recent overdue on cards or existing loans typically moves a doctor loan into the 10.5–12.5% band; a score in the high 600s pushes it towards 15–16% or into secured territory.

Taking unsecured money for a secured purpose

A ₹2 Cr unsecured professional loan at 13% over seven years costs roughly ₹70 Lakh more in interest than the same amount secured against property at 10% over twelve years. Convenience is expensive. If the purpose is a building or a scanner, take the secured route and use the unsecured line for genuine short-term needs.

Consultancy income that never reaches the bank

Visiting-consultant fees and hospital retainers are frequently received partly in cash or not fully declared. Lenders assess only banked, ITR-declared income. Two clean years of declaring the full figure typically expands eligible quantum more than any negotiation ever will.
