Why retail property is valued differently

Retail value is location value. A ground-floor unit with direct road frontage on a busy high street can be worth several times an upper-floor unit of identical area in the same building, and lenders' surveyors apply that discount aggressively. Frontage width, visibility and footfall drive the number far more than carpet area does.

For a trading business, the credit assessment leans heavily on your banking and GST record. Turnover declared in GSTR-3B, credits in the current account, and the consistency between the two are read closely, because retail is a sector where declared and actual turnover often diverge. A clean, reconciled record is worth a lot in both quantum and pricing.

Mall units come with their own set of conditions. Many operate on leasehold or licence-based structures rather than outright ownership, with the mall management controlling transfer and mortgage. Confirm what you are actually buying before you negotiate a price on it.

Retail property finance: the recurring problems

Tenancy and pagri arrangements

Older Kolkata market properties frequently carry protected tenants or pagri-style occupancy rights. A property you can occupy is not necessarily a property you can mortgage: if a third party holds statutory protection, lenders will not take the security. Establish the occupancy position from the records, not from assurances.

Turnover that does not match the GST return

Retail borrowers often present higher turnover to the lender than they have declared in GSTR-3B. Credit teams reconcile the two as standard, and the lower figure is the one they use. Bringing declared turnover in line ahead of applying is the single most effective way to improve a retail sanction.

Unregularised market complexes

A large number of small commercial units sit in complexes built with deviations from the sanctioned plan, or on land whose conversion was never completed. These are unfundable by banks. Check the sanction and occupancy position before paying any advance.

The lease must be registered and the rent must be banked and declared. Also confirm the tenant holds no statutory protection that would impede enforcement.

The property funding works the same way, but the credit view improves because the dealership agreement gives the lender visibility on your revenue source. Many lenders run dedicated dealer-finance desks.

Expect the principal's agreement, your sales history with them and any inventory funding arrangement already in place to be part of the assessment.

Banks will almost certainly decline. Some NBFCs lend against such properties at a lower LTV and a higher rate, based on realisable value rather than documented sanction.

If the complex has been regularised under a state scheme, obtain that order — it often moves the file back into bank territory at a much better price.

Substantially. Two units of the same carpet area on the same street can be valued 30–60% apart on frontage, visibility and floor level alone. Surveyors apply a steep discount to upper floors and to units set back from the road.

If your sanction depends on a particular valuation, it is worth getting an indicative view from the lender's panel valuer before you finalise the price.

A mortgage against a shop you already own can be used for working capital and fit-out — end-use on a mortgage facility is generally unrestricted, subject to it being a business purpose.

For stock specifically, a cash credit or overdraft limit is usually the better instrument, because you pay interest only on what you actually draw.
